        <title>A New Way to Search for Homes Priced Well Below Market Value</title>

The following example can be applied to properties in all price ranges in every town in CT. We are extremely excited to be able to add even more value to our clients than ever before.





Are you planning to purchase a home in these towns in the next 6 months?  Did you know that there are currently 130 properties on the market between $200,000-$300,000? 


What if you could have inside information on the pricing for these 136 properties?  How helpful would it be to know which of these 136 homes are priced well below their current market value? Don’t you think having access to this kind of information would help you to make the right decision about which properties to consider buying?  


I have developed a system that can give you access to just this type of insider information and, in the process, save you thousands of dollars by showing you which properties to avoid …the ones that can’t sell because they are overpriced. 


For example, based upon my analysis of the 130 houses on the market in Stonington, Groton, Ledyard &amp; North Stonington, 36 appear to be underpriced.  17 of the 36 could be underpriced by more than 10. 6 of those 17 properties may be underpriced by more than 20, and one of the 1 properties appears to be underpriced by 35.  More importantly, 75 properties (55 of the inventory) are not worth looking at because they are grossly overpriced and can’t sell for one reason or another. 


Why waste your time looking at properties that are not priced to sell? Our system will give you a competitive advantage over all the other buyers in the marketplace, because you’ll be able to concentrate your search on the properties with “hidden value” in their prices, and that alone will save you time, energy and money.


This is not something new…I have been using my system for months and have many satisfied clients who have used my system to buy houses with hidden value in them.

 What is the difference between a Customer and Client when buying Real Estate in CT?


One of the factors leading to our success has been a strict adherence to morals and ethics as well as obedience to State and local real estate laws.


As a Customer I CAN do the following for you…. (A Customer has not yet entered into a written buyer-agency agreement) 




       Send you an automated list of properties available in the market place.


       Give you information about our firm


       Give you information about local reputable business people. 




As a Customer I CAN NOT do the following for you….




       Show you properties.


       Ask you to disclose confidential information.


       Express an opinion or give advice about particular properties.


       Discuss an offer with you.


       Engage in any  negotiations concerning purchase price, terms or conditions.




As a Client I CAN do the following for you…. (A client has entered into a written buyer-agency agreement)




       Form a strategy that will save you time, money, and stress.  Home Buying Process


       Provide you with a  list of properties and the following about each…




     a.       Is it overpriced, well priced, a steal or un-saleable.


     b.      When was the property purchased and for how much.


     c.       Is there a mortgage and how much is owed.


     d.      Are there liens on the property?


     e.      Can the seller reduce their price or are they “Under Water”


     f.       Improvements to make this property more valuable.


Example of a client inquiry about a specific property. 


123 Main St has been on the market for a total of 423 days and was originally listed for $578,000 back in 2009. The property has been reduced 4 times with the last reduction taking place 4 days ago. The property was purchased by the current owner back in July of 2003 for $475,000. It appears as though a mortgage of $465,000 was taken at the time of sale. The property was refinanced back in 2006 for $445,000. It does not appear as though the seller is capable of selling this property at the current market levels without a short sale taking place. We can form a strategy to pursue this property buy most likely this property is not saleable at this time. 


3.       List properties that are coming on the market but not yet listed in the MLS. 


4.       Show you any property in the marketplace. 


5.       Negotiate on your behalf. 


6.       Walk you through the closing process and protect your interests. 


7.       Complete an architectural floor plan to help plan for your move.

What came first, the chicken or the egg? Okay, okay… so I guess we are not here to talk about evolution, but we are here to talk about schools and homes.


As many people know, parents often find a school for their child before they have found a home to live in. So what do people do when they want to find a home in a certain school district or in relation to a specific school? Well look no further, Seaport Real Estate Group provides the only School Directory in southeastern Connecticut that provides school information and gives people the ability to search for homes based off of the specific school they are interested in.


When parents try to find general school information for their children there are several national sites that provide good information. However, if you are looking for detailed information for Schools in Stonington like Dean Mills School, Pawcatuck Middle School, Mystic Middle School and Stonington High School, Patch does an excellent job of providing additional information and a nice overview about the school which most websites don’t offer. The issue is not finding information about schools, the real problem is figuring out where you can live once you have found the school of your choice.


So why is it so difficult to find a home in a specific school district? Well, simply put, there are no websites that supply dependable information (data) that make searching easy and reliable. How do I know? Because, most websites get a data feed from the MLS (Multiple Listing Service) and there data is unreliable. Here is why, when property information is being input into the MLS by real estate agents they have the choice to enter school information or not. Secondly, they input the information by typing it in which leads to incorrect spelling and other errors. So, what is one to do?
