Most first-time buyers in this market are held back by cash, not income — and never find out that up to $25,000 exists to fix exactly that. This works out which programs you qualify for, what they’re genuinely worth, and which constraint is really setting your ceiling.

Program terms change without notice, and they have. Time To Own’s maximum was reduced and its opportunity-area tiering removed; at least one Rhode Island grant round has opened and closed inside four months. Several national websites still publish figures that are more than a year out of date. Every program figure used here carries an as-of date in the source strip above. If that date is not recent, treat the output as historical and confirm the current terms directly with the agency or a participating lender before acting.
Assistance funding is finite and first-come. These programs have run out of money before and will again. Being shown as eligible here does not mean funds remain available, and nothing on this page reserves anything. Check the agency’s own funding status the same week you intend to apply.

Property tax uses the town rate and assessment ratio shown and excludes fire, borough and other special district levies, which are real and material in parts of this footprint. Mortgage insurance factors are industry midpoints, not a quote for your file — your actual factor depends on credit score, loan type and coverage level. Purchase price ceilings reflect what a lender uses to qualify you and deliberately exclude maintenance, utilities, and the rest of the cost of running a house.
