A tool from Seaport Real Estate Services
Commission Split Calculator
Most agents can quote their split from memory and could not tell you what they actually kept. Those are different numbers, and the gap between them is fees, franchise charges, and everything you bought yourself.
This compares what you keep under your current structure against what you would keep at Seaport. It works for percentage splits, capped models, flat-fee brokerages, and team arrangements. If your current model comes out ahead, it will say so.
The gap this tool measures
The split you quote is not the money you keep
Illustration only. The figures above are arbitrary and describe no particular brokerage. The tool below uses your numbers.
Nothing is submitted
Every calculation happens in your browser. There is no form, no submit button, and nothing is stored. Close the tab and no record exists.
Built by deal type
List side, buy side, land, commercial, leases, rentals, referrals, advisory work. Your gross commission income is calculated as you go.
It can show us losing
A comparison tool that always favors the firm that built it is worth nothing. When your model pays better, this one tells you to stay.
What Would You Have Earned at Seaport?
Build last year by deal type — list side, buy side, commercial, leases, referrals, advisory work. Then tell us what your brokerage charges you. The tool runs your model, runs ours, and shows the difference.
Everything runs in your browser. There is no submit button, nothing is sent to us, and nothing is saved. You can close this page and we will never know you used it.
Last Year, By Deal Type
Fill in what applies and leave the rest at zero. Gross commission income is calculated as you go — you do not need to know it going in.
Commissions are negotiable. They are set between a broker and a client on each engagement. They are not fixed by law, by any multiple listing service, or by any association or board. The percentages prefilled below are arbitrary placeholders so the fields are not empty. They carry no meaning, they are not rates Seaport charges or recommends, and they are not what anyone should expect to pay or earn. Replace every one of them with your own numbers.
Your Current Brokerage
Choose the structure, then correct the numbers. The prefilled values are common starting points, not your terms — only you know those.
Adjust the total below to your actual spend.
Prints a one-page summary of these numbers. It is generated on your device and never leaves it.
This is an estimate built from the numbers you entered. It is not an offer and not a guarantee of income. Your actual split is governed by a signed commission agreement, and your actual earnings depend on your production. Tiers above the 75% floor are reviewed annually on production.
Commissions are negotiable and are set between a broker and a client on each engagement. No rate shown or prefilled anywhere on this page is a rate Seaport charges, recommends, or expects any agent or client to pay.
Agents newer to the business may be placed on Track One, which advances from 50% to 75% as production milestones are cleared. This tool models Track Two, the experienced-agent grid.
Whichever Way the Number Landed
If your current brokerage came out ahead, you now know that with numbers instead of a feeling. That is worth something on its own, and you owe us nothing for it.
If we came out ahead, the number is still only part of the picture. What it cannot show you is how a brokerage behaves when a deal goes sideways, who picks up the phone, and whether anyone is genuinely trying to make you better at this. Those are worth a conversation.
